How much do I actually need for a down payment?
Less than most people assume. VA and USDA go to zero, FHA starts at 3.5%, and conventional starts at 3% for qualified buyers. The bigger question is usually closing costs — and sellers can often be asked to cover those.
Will shopping around hurt my credit score?
No. Mortgage inquiries pulled inside a 45-day window are scored as a single inquiry. Shopping is explicitly protected by the scoring models — use that.
What does a broker cost me versus going to my bank?
Typically nothing extra, and often less. We're compensated through the lender pricing we already disclose. Because we bid your file across 40+ investors, our net rate frequently lands below a single bank's retail sheet.
I'm self-employed and my tax returns look terrible. Options?
Yes — bank-statement, P&L-only, 1099-only, and asset-qualifier programs all exist precisely for you. Write-offs that kill you at a bank are a non-issue on the right program.
Rates might drop. Should I just wait to buy?
Waiting means competing with everyone else who waited, in a market with less inventory and higher prices. Buy the house on today's terms and refinance the rate later — the house is the part you can't reprice.
How fast can you close?
Our purchase average is 21 days from contract to clear-to-close. We've done 14 when the appraisal and title cooperate. Tell us your date and we'll tell you honestly if it's doable.
